I. Comparative Market Analysis (CMA)

  • Preview your home
  • Create and review the Comparative Market Analysis and determine the best list price based on current market trends.

II. Initial Placement on Market

  • Stage your home if necessary

o Interior and exterior

  • Schedule necessary inspections
  • Order signage for property

  • Develop a professional fact sheet identifying special features of your estate and local attractions, including photography or artist’s sketch of building site and views.
  • Submit copies of your fact sheet to our company sales agents for their waiting buyers.
  • Submit a virtual tour which will link/show to all websites.
  • Provide hard copy and/or electronic copies of your listing to all APR Agents in general vicinity: Los Gatos, Saratoga, Los Altos, Menlo Park, Palo Alto, San Mateo, Half Moon Bay, Woodside, and Morgan Hill.

II. Additional Marketing- All Marketing is done simultaneously and continually to achieve maximum market exposure prior to review of offers.

  • 700-1,000 cards distributed to targeted homes.

  • We currently advertise our personal listings on 2 full color picture pages on alternate weeks in the Saratoga News and the Los Gatos Weekly. Your estate would be guaranteed to appear in each one of these ads.

  • Property Tours
    • Alain Pinel Office Tour: Los Gatos and Saratoga Offices
    • Agents “Broker’s Tour”
      • Follow up with all agents that have shown/previewed your home via property tours for their feedback
  • Open Houses
    • First week is very important, but depends on your preference.
    • Place your property in the San Jose Mercury News Open House advertising for Saturday and Sunday Open Houses, and by appointment.
      • Follow up with all agents that have shown/previewed your home via open houses for their feedback
  • Promote home at weekly APR breakfast meetings – and Broker’s Tour
  • Promote property through Alain Pinel’s Relocation Division
  • Promote property through relocation of other large Silicon Valley Companies

III. Upon Offer Presentation

  • Prequalify, when possible, all prospective buyers.
  • Represent you at the presentation of all contract offers by cooperating brokers and help in negotiating the best price and terms for you.

IV. Follow Through to Close of Escrow...and post sale follow up

  • Handle follow-up and keep you informed after the contract has been accepted on all mortgage, title, and other closing costs.
